What The Seller Says About 10401 Kings Gap
What are features of your home that you've really enjoyed?
We have enjoyed our house as a whole, but really love our backyard in the warm summer months. There is plenty of room to play in the yard. Some of our favorite activities are firing up the smoker and tossing the football, playing Frisbee and a couple competitive games of cornhole while waiting for dinner to cook. After some fun in the yard, the deck is perfect to sit back and relax with friends and family. Another place we like to converge is our kitchen. It’s large, open floorplan allows us to gather for food, conversation and plenty of board games and cards. And with its openness to the living room, we always have access to the sports on the tv while socializing in the kitchen. The bedrooms are large enough that nothing spills over into the rest of the house and the walk in closets in each room help keep clutter at bay.
What can you tell us about your neighborhood?
Our neighborhood offers a community pool, soccer field, sand volleyball, a couple playgrounds and lots of common areas to enjoy. We have walking trails, some paved, and almost all shaded by tree lines. The community holds a couple events each year; flower sale and green-up day in the spring, community garage sales in the spring and fall, and our favorite: the Summer Shindig. With bounce house, Velcro wall, water slide, booths with games, food and a radio station DJ; it’s a great time to convene with your neighbors and enjoy some fun. On top of all the community events, our specific street hosts a block party every year for the houses on our street. Pitch-in style with normally a chili cook-off, it’s a day of fun with your neighbors to catch up, eat some great food, play some yard games, and watch the kids play. We have a GREAT street with some awesome neighbors.
What do you love about your town?
I love that we are a small town with some big town stores. You can get to any part of our town within 10 minutes and if Brownsburg doesn’t have what you need, you have quick access to Avon or Traders Point.
Our schools are top notch. You cannot find a school system that puts more into their students than Brownsburg. White Lick Elementary has got amazing students, staff and administration. The West Middle School also excels with their staff, students and academics and the High School offers so much in the way of electives and clubs. The high school feels safe, secure and their senior building helps prepare your child for graduation and beyond.
Our small town holds lots of fun activies throughout the year….live music on the town hall lawn, parades, Halloween Bash, Easter Egg Hunt, Farmers market, and on and on. This is a great community with lots of fun to be had.
Where do you love to eat?
We have some of your normal places, like Buffalo Wild Wings, Applebees, Bob Evans, and IHop, but my family likes the local flavors of Brownsburg; So Italian, Dawsons Too, Papa’s Pizza, B2 (squared), and many many more.
Grocery stores and other conveniences?
Our town offers a Marsh and a Kroger for groceries. We also have a Wal-Mart SuperCenter, Kmart, Kohls, Lowes, Famous Footwear, Rue21 and Maurices. We also have quick access to I-74 and lots of quick back roads that can get you anywhere in Indy.
What other things do you love or enjoy about the area?
I love how easy it is to get anywhere. We are less than 20 minutes from downtown Indianapolis and the Indy Speedway, you can get to Broad Ripple in less than 30 minutes.
What are your average monthly utility costs and with whom?
Indianapolis Power and Light – Electric $73

Citizens Energy – Water $50 (we water the yard a lot and have a large aquarium)
Ray’s – Trash $15
Our HOA fees are $450 a year and are payable $225 in January and $225 in July
